Morning folks, I hope it treats you well.

the son was judo chopping & ferociously kicking dust particles that danced in the morning sun through the window as he proclaimed he was 'go to work too' I told him there were child labor laws in place to prevent his tagging along, & that spiraled into a 'why' tangent that made me 5 mins late. lol. that kid is comical.

woke up, orange juice, work.

played some League/ Dominion yesterday, been a while.

notable matches, one against a full support team. Sona Blitz Leona Tresh Nami

annoying as hell due to the mass amount of CC and weird *** builds.
they killed me at times, but usually worth. either I'd take 1-2 with me, put them in an awkward spot for someone else to clean up, or stop their objective.
huntin that nami was hella fun

other match was dominated as well, they where too reliant on a Fiora / Shaco split capturing.

blind darts wrecked the fiora, shrooms prevented shaco from roaming
randomly -"Misacat has Slain Shaco" lol

Misa your post yesterday had me wanting to play again, but the wife had to handle some business, so it was the 2 year old chasing game for me all night. I had maybe an hour or two of free time, so I just got my crafting for the day done on eso & called it a night.

Yes they're part of "the process" and I'll deal with them like everyone else, but seriously. What a crock. Regardless of if the buyer or seller pays them.

"Here's some money to read over the convoluted language that you lawyer kind managed to make up entirely so you could get us to pay you to read it over."

How old is the house? Were you at least able to stick some of the aesthetics/repairs to them or were you able to knock them down because of it, or is it new construction?

Starting to hammer these things out right now, hence why I'm calculating our potential closing cost upper ranges and being mad about it.

We're looking in the 3-bedroom 1.5-2 bathroom range with a medium size yard and at least a reasonable distance from neighbors (ie: not close enough to pass beer between second-story windows). Nothing we're looking at predates us age-wise.

Trying to have at least a one-car garage and space for two more vehicles, though our present frontrunners all have two-car + space for 2-4 more vehicles.

Don't have them replace anything like flooring. Just nickel and dime them off of it, in case they go in with cheap material that you'll want to replace later.

Get a home warranty for the first year at least.

Closing costs are just fees related to the whole process... underwriting costs.. inspection fees... surveys.. appraisals... attorney fees.. Title stuff.. credit reports.. etc. etc. etc.

It usually maxes out at 5% of the purchase. Buyer typically pays em too.

Ain't nothing free yo. Everyone's gotta get a piece o the pie. The government's the worst. Just get a good attorney to help you through it all and you really won't have to worry about much of anything. Oh and ALWAYS.... I repeat ALWAYS get an inspection before purchase. It's usually a couple hundred bucks but man does it save you sometimes.

Edit: Oh and always underbid the ***out of em. Unless it's hot property or something there's always room for negotiation.
